Jeffrey Epstein bought a more modest island - the Little St James - back in the late 1990s, but later purchased the more expansive Great St James in 2016 for a sum of $22.5 million.
The released images suggest he had formulated plans to develop the substantial island by constructing living quarters, an open-air theater, an submerged workspace and a reservoir.
Marked on the drawing is Pillsbury Sound, a marine passage in the US Virgin Islands, marked on the lower right-hand corner.
The site plan is annotated in red pen markings and features a legend labelling different areas of the estate.
